Mainland Neighborhoods

Once off the I-4 exit, SR-44 brings you into NSB.  This mainland area offers single-family homes and residential communities with real estate options for all budgets.  From golf communities like

Venetian Bay with a variety of homes.  You can find townhomes, single-family homes, on the 18-hole golf course, dining, pool, clubhouse, and activities/clubs. The Club is open to the public.

Venetian Bay is a golf community located just west of I-95.  The social life at the country club will keep you busy with its numerous amenities and a social calendar of activities including bridge, Mahjong, book clubs, and much more.  There are enclaves within the whole community that feature different builders and home styles.

Sugar Mill Country Club This community includes an 18-hole golf course, very active social life including, bridge, swimming, pickleball, tennis, dining, and mahjong.  You can find a variety of home styles suited to this country club community.

The Preserve at Turnbull Bay Located between I-95 and Hwy. 1 (A1A) north of Hwy. 44 on beautiful Turnbull Bay, this 18-hole golf course runs through a natural preserve, hence the name, and through the Estates at Turnbull Bay.   The Estates at Turnbull includes a variety of single-family home styles.

Canal Street Historic District:

Canal Street Historic District leads directly to the river, then over the bridge to the beachside.  Its streets are lined with palm trees and offer many quaint restaurants, shops, galleries, and local businesses.  Canal St. is booming with activity on the first Saturday of every month.  It’s a great opportunity for people watching, shopping for produce, and enjoying the many fine-crafted items from local artisans  

You can find homes along either side of the river, with many home styles.  Imagine watching the activity on the water as the dolphin, manatee, birds, and a variety of boats travel along the river.  A favorite anchoring spot, Disappearing Island, is a popular spot for boaters to take in some fun while the tide is out. 

Located approximately six miles from the beaches is the Coastal Woods neighborhood.  The homes in this community are energy efficient and build by a regional home builder.  At this time there are no new build homes available for move-in

Flagler Avenue:

If your dream home or second home desire is beachfront or beach view, then the area around Flagler Avenue is a great way to be near the shops, dining, galleries and surf shops, and the beach.  This part of NSB has that beach vibe covering 5 blocks from the west side of the Indian River to the east where the Atlantic Ocean waves can be heard upon your approach.

From Flagler on both sides of North and South Peninsula Ave., neighborhoods include single-family bungalows all within walking distance of the quaint Flagler Avenue area.  Here you can find homes and condominiums that are built along the Indian River, near the Intracoastal and ocean.  At the northernmost end of N. Peninsula are two well-known condominiums, The Inlet Marina Villas, located on the river with its own docks so you can keep your boat at your back door.  The Inlet amenities include a tennis court and pool.  Minorca, a high-rise condominium community with tennis courts, beachfront/beach access, and a spacious recreation building with an exercise room.

Intracoastal Living:

Boating enthusiasts may want to explore Bouchelle Island.  Located on the Intracoastal, a riverfront community with numerous amenities.  From a private boat ramp, boat slips, tennis courts, a 3,100-foot boardwalk, and much more.  Bouchelle Island is a condominium community with one-, two- and three-bedroom condominiums.
