Spring is a great time to sell a home because people tend to be in an optimistic mood with temperatures warming up and the days getting longer. That’s good news for home sellers, but you’ll still want to make sure your home stands out from the competition.

If you’re planning on selling your Florida home in the spring, there are a few things you can do to make sure the process goes smoothly and to set yourself up for success. These are some tips on preparing your home for a spring sale.

Declutter Your Home

You only get one chance to make a first impression on potential home buyers, so it needs to be a good one. A messy, cluttered home can turn buyers off and prevent them from envisioning themselves and their belongings in the space. Clear out knick knacks, excess furniture, and personal items as much as possible. Removing clutter will open up your space and create a blank canvas for buyers.

Make Any Necessary Repairs

Little fixes can go a long way to increasing the perceived value of your home. Broken, run-down items can make your home look shabby. Repair any obvious problems like cracked windows, loose doorknobs, and leaky faucets. If the walls are dingy, put up a fresh coat of paint. Replace any burnt out light bulbs with appealing soft lights.

Remove Odors

A messy home is unattractive, but a home that smells bad can be truly off-putting. The biggest culprits when it comes to home odors are carpets. They can host pet hair and oils, old food, and cigarette smokes. You may want to consider removing your carpets before showing your home for a spring sale. Older furnishings and curtains can also retain bad smells.

Let Natural Light In

A well-lit house will look larger and more appealing to potential buyers. Before showing your home, make sure all your blinds are up and your curtains are open. If you have older shades, you might want to take them down and let the natural light flow in. Mirrors are a great way to reflect natural light in rooms that may have small windows or dark corners.

Clean Up Your Yard

The outdoors is just as important to the indoors when it comes to selling your home. Curb appeal refers to how attractive your home is to a potential buyer from the sidewalk. A well-maintained yard can give a buyer a great impression of your home before they even walk in the door. Clean up overgrown branches and brush and make sure your lawn is tidy. 

Get a Home Inspection

Usually it’s the home buyer who arranges a home inspection, but it can be highly beneficial for a home seller to do one as well. A home inspection will alert you to any structural or system issues in the home, as well as smaller issues. These will come out during the buyer’s inspection anyways, so you may as well get a head start on them so that you know your home’s true value and don’t end up haggling with the buyer over the price.

Work With a Real Estate Agent

It may be tempting to try and sell your home by yourself, but the For Sale By Owner (FSBO) can be incredibly time consuming and challenging if you’re not a real estate expert. You’ll need to do everything on your own from marketing to arranging showings, negotiating offers, and paperwork.
