At only 30-40 minutes south of Downtown Orlando, Lake Nona is a growing, master-planned community. Over the years, it has grown exponentially in population and popularity, as new and desirable neighborhoods have been developed, and more and more people have chosen to call this beautiful area home. 

Sometimes described as “trendy” and “upbeat”, Lake Nona is considered to be an affluent area, drawing in a variety of homebuyers—from professionals to families. But why, of all communities in the Greater Orlando Area, is Lake Nona so popular?

New Construction Homes & Growing Neighborhoods

As mentioned above, Lake Nona is a mixed-use master-planned community, which features a variety of neighborhoods and commercial areas. Particularly for families, part of Lake Nona’s appeal is the variety of neighborhoods, each with their own characteristics and property types, and home values that only appreciate in value over time. 

Enclave at VillageWalk, for example, consists of entirely luxury, single-family homes, built in classic, Mediterranean styles. In contrast, Somerset Crossings is a more affordable neighborhood of townhomes. Lake Nona has its own 55+ community (Gatherings of Lake Nona) and its ultra-luxury neighborhood (Lake Nona Golf & Country Club). The newest neighborhood is Laurel Pointe, which mixed single-family homes and townhomes. As a result, these properties appeal to a vast range of buyers—and allows residents to grow with their neighborhood.

Nature Parks & Theme Parks

Lake Nona’s namesake is, in fact, a body of water. Located in the northern end, right up against the airport, this lake provides both scenic ambiance and the opportunity for boating.

The community as a whole has focused heavily on preserving the natural landscape, as well as cultivated neighborhood spaces. The small parks and playgrounds, such as the one in NorthLake Park, are great for the kids to hang out and get some exercise. Lake Nona is also surrounded by state parks and green spaces. The Split Oak Forest Wildlife and Environmental Area and the Twin Oaks Conservation Area, two nearby parks, are excellent for hiking and wildlife watching. 

Residents of Lake Nona can also easily take a day trip to the Orlando area theme parks, such as Universal Studios or Disney.

Excellent Amenities

Another significant reason for Lake Nona’s growing popularity is the amenities offered in each neighborhood, as well as the community in and of itself. 

Luxury amenities are typical of this area. VillageWalk, for example, is one of Lake Nona’s resort-style neighborhoods. It features a town center with a clock tower, a gym, outdoor pools, tennis and basketball courts, hiking trails, and more. Lake Nona Golf & Country Club, of course, has its own championship golf course. Even smaller, newer neighborhoods have clubhouses, playgrounds, and pools for resident use.

The Lake Nona commercial areas boast everything that residents would need, from the groceries and necessities to both local and chain restaurants. 

Job Opportunities & Education

Lake Nona is recognized as a hub with ample job opportunities. It is home to the Lake Nona Medical City, which comprises buildings from nearby universities and colleges (University of Central Florida, University of Florida College of Pharmacy, Sanford Burnham Prebys Medical Discovery Institute, and more), and conducts some of the more groundbreaking research in the medical field. 

Several other employers are based in and around Lake Nona, in the industries of technology, medicine, hospitality, and more.
